Top Five Homebuilders Accounted for 35% of Sales in 2024
Charlotte, NC, May 28, 2025-"The competitive environment of the homebuilding industry has notably changed over the past 20 years, with the largest homebuilders now representing a much larger share of the new home market,” reports Truist.
“The top five builders by closings accounted for 35% of new home sales in 2024, up from 21% in 2015 and 14% in 2005. In recent years, large builders have been able to benefit from more financial flexibility and in-house financing programs versus the smaller builders. This has allowed them to offer incentives such as mortgage rate buydowns to help support volumes in a higher mortgage rate environment.
“Over half of the U.S. market is served by builders outside the top ten largest. There were nearly 70 builders in the U.S. that produced 1,000 homes in 2024. However, share gains at the top of the market have allowed for more visibility into the industry. Back in 2005, there were more public builders in existence in the U.S. than there were in 2024; however, public builders only accounted for 26% of total closing. This rose to 34% in 2015, and 53% last year. Thus, investors in our space has more visibility in customer trends for our major home building suppliers, such as TopBuild, Builders FirstSource, and Installed Building Products.”
