New Single-Family Home Sales Declined 6.2% in April
Washington, DC, May 28, 2026-Sales of new single-family houses in April 2026 were at a seasonally-adjusted annual rate of 622,000, according to estimates released jointly by the U.S. Census Bureau and the Department of Housing and Urban Development, 6.2% below the March 2026 rate of 663,000 and 11.3% below the April 2025 rate of 701,000.
The seasonally-adjusted estimate of new houses for sale at the end of April 2026 was 489,000. This is 1.7% above the March 2026 estimate of 481,000 and is 2.2% below the April 2025 estimate of 500,000.
This represents a supply of 9.4 months at the current sales rate. The months' supply is 8.0% above the March 2026 estimate of 8.7 months, and is 9.3% above the April 2025 estimate of 8.6 months.
The median sales price of new houses sold in April 2026 was $422,500. This is 8.0% above the March 2026 price of $391,100, and is 2.2% above the April 2025 price of $413,600. The average sales price of new houses sold in April 2026 was $508,800. This is 0.7% above the March 2026 price of $505,200, and is 1.1% below the April 2025 price of $514,300.
