Washington, DC, October 12, 2026—Roughly 6.6 million manufactured or mobile homes are occupied in the U.S., according to 2024 estimates from the American Community Survey, reports the National Association of Realtors.
Last year, more than 102,700 manufactured homes were shipped from factories, and of those 62,200 were sold or leased to live in, Census data shows.
A major selling point is the price tag; manufactured homes can be significantly cheaper. In May 2026, the average sales price of a manufactured home was $130,500 according to Census data , compared with $582,300 for a traditional existing home, NAR data shows.
However, manufactured home prices generally exclude the cost of land, while existing home prices include land.
